BD PROPERTIES MANAGEMENT
We now offer full property management services for real estates located in Bulgaria and purchased through us. Thus, our clients could choose to receive various services among which are regular cleaning and laundry, bill payments, key holding, opening of service accounts, etc. The text below offers a quick reference to available services, packages and prices.
PROPERTY MANAGEMENT & LETTINGS
The following comprehensive package of services is available for a yearly charge of 500 Euro (900 Euro for Sofia due to higher operational charge) /VAT not included/:
• Marketing and advertising of your property;
• Placing tenants for short or long term rental;
• Communication with tour operators / travel agents;
• Rental preparation: airing/heating of property, cleaning and laundry as required;
• Collecting guests at the airport, local guiding and assistance, collection/receipt of keys, bill payments, etc.
• Regular cleaning and room airing, making up of beds, laundering of towels and bed linen, general property maintenance.
• Regular communications and preparation of progress reports for owners;
• Dealing with third party service providers such as electricity and water supply companies, electronic security companies, etc.
• Bill payments on behalf of the owner/tenants; Please note that the actual cost of bills is not covered by the management fee and will be charged separately;
• Coordination/supply of any additional services/repairs needed; Please note that the actual cost of additional services/repair works is not covered by the management fee and will be charged separately;
Important notes: We pay fixed rental price per night to the property owner when we rent your property on short-term basis (1-29 nights of stay) or we charge a commission of 50% of the first monthly rental when we find a long-term tenant (29+ nights of stay). The main factors forming the rental price are the location of the property, the standard of furnishing, the on-site and nearby recreational facilities, the season (for ski resorts and beach resorts), the demand on the market and the price given by competitors for similar accommodation.
Owners can use their property as much as they wish provided that they have informed us in advance and if there is no booking already made or long-term tenant staying at their property.
We do require certain standards to be met before we accept a property for Management & Letting. Please read our requirements bellow:
REQUIREMENTS
• The property must be granted Act 16 and Permission for Use.
• The property must be licensed for short-term letting. We are able to prepare the necessary paperwork and apply for a license on your behalf for a one off fee of 50 Euros /VAT not included/ per property which also covers the cost of the license.
• The property and contents must be insured against risks such as theft, earthquake, flood, fire. We are able to arrange the insurance on your behalf.
• Health/life insurance covering four tenants must be arranged for the property. We are able to arrange the insurance on your behalf.
• The property must be fully furnished and fitted with all necessary items. We require a certain standard of furnishing for a property to be let. We would gladly recommend a professional furnishing service upon request.
• The property must be in excellent order, free of any building/structural problems, etc. All electrical appliances must be in good technical condition, working and safe to use. Please note that we will be dealing with minor repairs only and after we have accepted a property for management & letting.
• The building and its communal areas must be in excellent order, fully completed and landscaped.
• Short-term lets must be regularly cleaned every 2 or 3 days at the owner’s expense.
• We pay the rental income to property owners by bank transfer into a Bulgarian account or abroad, as requested.
• Property owners pay tax on the received rental income. We collect and pay this tax on your behalf.
• If you own your property through a Bulgarian registered company, there’s an additional charge which will cover the cost of an accountant who will maintain your books and will issue invoices on your behalf.

LETTING ONLY
The following services are available for a charge of 15% of the gross rental income or for a fixed rental price to the property owner when we rent your property on short-term basis (1-29 nights of stay):
• Marketing and advertising of your property;
• Placing tenants for short or long term rental;
• Communication with tour operators / travel agents;
• Regular communications for owners and monthly income/outgoings reports;
Important notes: Please note that if you have signed contract with us for this service our company will not be responsible for the actual maintenance and upkeep of your property. Also, cleaning, laundry, payment of bills, certifying the apartment for letting, will not be a part of our duties, so you should have organised these in advance with a different service provider. Accommodating our customers in your property we will expect that you or an authorised person will be available 24 hours a day to assist clients who have rented your property and help them with everything needed (including registration of clients in the local Police office).

PROPERTY MANAGEMENT & MAINTENANCE (BASIC PACKAGE)
The following package of services is available for a yearly charge of 250 Euro /VAT not included/:
• By-weekly inspections of the property;
• Regular communications and preparation of progress reports for owners;
• Dealing with third party service providers such as electricity and water supply companies, electronic security companies, etc.
• Bill payments on behalf of the owner; Please note that the actual cost of bills is not covered by the management fee and will be charged separately;
• Coordination/supply of any additional services/repairs needed; Please note that the actual cost of services/repair works is not covered by the management fee and will be charged separately;
We are able to provide cleaning and ventilation of your property once per month for the additional charge of 100 Euro, excluding VAT per year.
Important notes: If you would like to take this package, you will have to install an electronic security system (approx. cost is 10 Euros per month + equipment), as per our recommendation. In addition, we must receive a key to your property and a signed document giving us power of attorney for our services. Also, properties located outside the towns/resorts where our local office is will be charged additionally at 0.25 Euros/km for covering the transportation costs.

PROPERTY MANAGEMENT & MAINTENANCE (PREMIUM PACKAGE)
The following package of services is suitable for property owners who are interested in renting out their property to friends in addition to property management and maintenance. The yearly charge for this package is 250 Euro /VAT not included/, plus 5 Euro /VAT not included/ per hour for rental preparation and assistance (see description below). The package consists of:
• By-weekly inspections of the property;
• Regular communications and preparation of progress reports for owners;
• Dealing with third party service providers such as electricity and water supply companies, electronic security companies, etc.
• Bill payments on behalf of the owner; Please note that the actual cost of bills is not covered by the management fee and will be charged separately;
• Coordination/supply of any additional services/repairs needed; Please note that the actual cost of services/repair works is not covered by the management fee and will be charged separately;
• Rental preparation: airing/heating of property, cleaning and laundry as required, collecting guests at the airport, local guiding and assistance, collection/receipt of keys, bill payments, etc. Please note that this service does not offer marketing activities aimed at letting out your property;
Important notes: We do not provide rental collection or accounts regarding it. All incurred charges (utility bills, cleaning, laundry, transportation of guests, annual local tax, tourist tax and insurance, income tax, supplying the apartment with consumables, etc.) must be paid by the property owner or third party and will not be covered by us.

AFTER SALE SUPPORT AND ADVICE PACKAGE
The following package of services is suitable for property owners who either own land, or do not require property management and maintenance services. The subscribers will receive with high priority quality support, advice and assistance. The yearly charge for this package is 200 EUR /VAT not included/ and it consists of:
• Recommending insurance company, solicitor, bank, and assisting with opening a bank account;
• Providing details of professional translators;
• Obtaining quotes for the installation of additional services such as cable television, security system, internet, etc.;
• Assisting with connection to services such as electricity, telephone, etc.;
• Assisting with solving problems that may occur with the service providers;
• Advice in finding the easiest and most practical way of paying the utility bills, municipality taxes and fees;
• Helping with obtaining quotes for building, renovation, patio tiling, gardening, redecoration of your property, etc.;
• Assistance in obtaining licenses and permissions you may need;
• Liaising with third parties;
• Regular reports on the progress of the provided services;
• Providing information about the country and the area in which you have purchased;
• Recommending shops, restaurants, and places to visit;
Important notes: Please note that materials, labour, transport and local municipality fees and taxes are not covered and will be charged separately.

CLEANING & LAUNDRY SERVICES
The following services are provided at an hourly rate of 5 Euro /VAT not included/ or as specified below:
Spring cleaning/washing of carpets and furniture: Recommended before you move into a resale property and preparing your new home for easy maintenance; provided at an hourly rate of 5 Euro /VAT not included/. Any additionally requested services can be supplied and will be separately charged.
Regular cleaning: Provided as frequently as requested at an hourly rate of 5 Euro /VAT not included/.
Window washing: Particularly in demand for apartments located in larger developments, this service is provided at an hourly rate of 5 Euro /VAT not included/.
Linen washing and other general laundry: Prices start from 9 Euro per studio apartment, 11 Euro for one-bedroom and 15 Euro for two-bedroom apartments /VAT not included/. Larger properties are subject to negotiation.
Important notes: Properties located outside the towns/resorts where our local office is will be charged additionally at 0.25 Euros/km for covering the transportation costs.

ACCOUNTANCY & TAX RETURN SERVICES
Accounting and tax return services provided by qualified accountants will be charged at a yearly rate starting from 50 Euro /VAT not included/ per dormant limited company.
Under Bulgarian tax law, limited companies registered in the country should submit their annual tax return and accounts to the Bulgarian Tax office before the 15th of April each year. Please note that even if your company is registered just in order to own a property and is dormant or not trading actively, it is still subject to control and inspection by the local tax officers. Not submitting the annual tax documents on time will incur a fine starting from 2000 Leva (approx. 1000 Euro).
If your company is operating (for example, if renting out a property), your accountant will have to issue invoices, represent your company before the tax authorities, pay tax advances, etc. Thus, your annual accounting charge will be higher than the base one and will be paid monthly, subject to the amount of work required.
Important notes: If we take over the accountancy duties for your company, we will need you to supply the originals of your company documents and company stamp, as well as a suitable power of attorney to represent the company before the tax authorities.
TRANSPORT SERVICES
We will gladly provide transportation services to our clients and their guests from any border or Airport to anywhere in Bulgaria. We could organize vehicles of different size and standard, so we can provide transportation for small or large groups of tourists, as requested. Our rates start at 0.25 Euros per kilometer for cars (seating 4 + a driver).

INSURANCE
We are able to organise all types of insurance for you or your movable or immovable property in Bulgaria, as requested. For a quick quote, please supply up-to-date information on the object you wish to insure: for example title deeds for your property, description of type and location, value of the property in Euro, value of the furnishing, etc.
Important notice: It is not necessary to visit us in order to organise your insurance policy. All paperwork will be filled in and organised from our offices. You can pay your insurance by bank transfer. We will send you your insurance policy to your postal address in Bulgaria or abroad.
FURNISHING
We are able to arrange for the complete furnishing of your property, as per your requirements. For a quick quote, please supply up-to-date information on your ideas of furnishing, the size of your property, etc.
Important notice: It is not necessary to visit us in order to arrange your furnishing. All communication and paperwork will be filled in and organised from our offices.
REFURBISHMENT AND REPAIRS
We are able to arrange for various refurbishments and repairs of your property, as per your requirements. For a quick quote, please supply up-to-date information on your ideas of furnishing, the size and location of your property, etc.
