PROPERTY MAINTENANCE & MANAGEMENT
We now offer full property management services for real estates located in Bulgaria. Thus, our clients could choose to receive various services among which are regular cleaning and laundry, bill payments, key holding, opening of service accounts, etc. We act as key holder for your property and can coordinate with any third parties accompanied access to your property. Our aim is to provide a high level of management giving you the peace of mind that your investment is being looked after to the standards you would expect in your home country and also to provide the necessary great value for money with regard to the property to be maintained.

The following comprehensive package of services is available for a yearly charge of 195 Euro (incl. VAT):
  • Monthly property check with a written report to the owner covering the following:
    • Check for any leaks, egress or ingress.
    • Check water heater and radiators.
    • Check all appliances are in working order.
    • Replace any light bulbs (chargeable)
    • Flush toilets and run water.
    • Ensure all doors and windows are secure.
    • Bill payments on behalf of the owner
      Please note that the actual cost of bills is not covered by the management fee and will be charged separately;
  • Dealing with third party service providers such as electricity and water supply companies, electronic security companies, etc;
  • Coordination/supply of any additional services/repairs needed;

  • Ventilation of the property.
  • Cleaning service to include all laundry (towels and bed linen), cleaning and laundry materials, toilet paper and hotel style soap:
    • After rental cleaning (Studio Apartment – 15 EUR; One bedroom – 17 EUR; Two bedroom – 20 EUR);
    • Pre visit cleaning (Studio Apartment – 10 EUR; One bedroom – 12 EUR; Two bedroom – 15 EUR);
    • Additional cleaning services: Window washing (3 EUR per sq m); Oven, carpets and curtains cleaning, deep cleaning (post repairs, damages, etc) – available upon request.

    The above mentioned prices are subject to 10% discount for customers taking advantage of our Property Management Package.

  • Obtaining quotes for the installation of additional services such as cable television, security system, internet, etc.;
  • Assisting with solving problems that may occur with the service providers;
  • Recommending insurance company, solicitor, bank, and assisting with opening a bank account;
  • After sale support and advice;

Our Property management package is designed for owners who are interested also in renting out their property. With a rental property management service, you save valuable time and energy. The manager will do property inspections, maintain the landscaping, screen tenant and even provide you with financial statements for your accounting purposes. It is highly recommended to let your property and keep it managed by one and the same service provider - when the property is rented out and maintained by one and the same agent is how the coordination works most properly and this is how the annual fee could be well worth it though.
Our rental policy is designed to include:
  • Evaluating market conditions in relation to your property's rental value;
  • Showing your property to prospective tenants;
  • Marketing and advertising of your property – listing it on BDP website and within BDP local offices;
  • Communication with tour operators / travel agents;
  • Regular communications with owners and monthly income/outgoings reports;
  • Linking prospective tenants with the property owners;
  • Meet & Greet Services available upon request;
NOTE: Photographs of inside of the property, common areas, storage rooms and surrounding areas are monthly provided free of charge.

FURNITURE SOLUTIONS
We are able to arrange for the complete furnishing of your property, as per your requirements. Our professional team listens carefully to you and helps with expert and friendly advice. We do offer full range of furniture services from the preparation of a snagging list for your newly built real estate to stylish arrangement of installed furniture and the bottle of wine in the fridge. For a quick quote, please supply up-to-date information on your ideas of furnishing, the size of your property, etc.

IMPORTANT NOTE: It is not necessary to visit us in order to arrange your furnishing. All communication and paperwork will be filled in and organized from our offices.

NOTE: Balkan Dream Properties is able to provide transportation from Great Britain to Bulgaria for your own furniture if requested. The service fee might vary between 1500 and 2000 EUR depending on the delivery term required and it is also subject of specifying upon request's arrival.

SNAGGING SERVICE

Snagging is an informal expression used to describe the process of defect identification and resolution. A snagging list is a list of defects in a new build property.

What we do is to inspect carefully your property and make a list of all things that have not been completed, do not look right or are not done according to the plans and regulations. The property builder is not obliged to inform you about the defects that they are aware of. This service is an essential part of preparing your investment property

REFURBISHMENT AND REPAIRS

We are able to arrange for various refurbishments and repairs of your property to be provided, as per your requirements. For a quick quote, please supply up-to-date information on your ideas of furnishing, the size and location of your property, etc.

INSURANCE

We are able to organize all types of insurance for you or your movable or immovable property in Bulgaria, as requested. For a quick quote, please supply up-to-date information on the object you wish to insure: for example title deeds for your property, description of type and location, value of the property in Euro, value of the furnishing, etc.

IMPORTANT NOTICE: It is not necessary to visit us in order to organize your insurance policy. All paperwork will be filled in and organized from our offices. You can pay your insurance by bank transfer. We will send you your insurance policy to your postal address in Bulgaria or abroad.

TOURS AND SKI PACKAGES

We are able to offer guided mountain tours as well as tours to a variety of destinations across Bulgaria. Also summer and winter activities such as hiking, trekking, mountain biking, rafting, horse riding and ski packages are available and provided by the professional team of PIRIN 2000 Sport Center.

FINANCIAL, ACCOUNTANCY & TAX RETURN SERVICES

Accounting and tax return services provided by qualified accountants will be charged at a yearly rate starting from 50 Euro /VAT included/ per dormant limited company.

Under Bulgarian tax law, limited companies registered in the country should submit their annual tax return and accounts to the Bulgarian Tax office before the 15th of April each year. Please note that even if your company is registered just in order to own a property and is dormant or not trading actively, it is still subject to control and inspection by the local tax officers. Not submitting the annual tax documents on time will incur a fine starting from 2000 Leva (approx. 1000 Euro).

If your company is operating (for example, if renting out a property), your accountant will have to issue invoices, represent your company before the tax authorities, pay tax advances, etc. Thus, your annual accounting charge will be higher than the base one and will be paid monthly, subject to the amount of work required.

IMPORTANT NOTES: If we take over the accountancy duties for your company, we will need you to supply the originals of your company documents and company stamp, as well as a suitable power of attorney to represent the company before the tax authorities.
