„Resale” package
According to the progress of the real estate market in Bulgaria during the last two years and constantly growing supply of properties for reselling, BDP developed the following policy line for such sales:
1. What real estate can fall in this category - every real estate bought by the owner not earlier than 5 years from the date when the property is listed for resale.
2. Documents needed when signing the contract:
- Ownership document
- If there are more than 1 owner of the property – a declaration of agreement for selling signed by all owners
- document for luck or presence of charges on the property
- Existing contracts for maintenance and management of the property/if any/
- Architectural plan of the property /outline of the plot/
- Description of the stage of completion – materials used, floors, walls, sanitary premises, terraces, common parts/areas, heating, electrical and water installation, draining, air conditioning, TV and internet
- Full description of furnishing – number of beds, tables, chairs etc., bed linens, kitchen utensils
- Description of the area/building where the property is located - services offered in the building, situation/location, advantages and disadvantages
3. The owner is obliged to provide:
- Access to the property for BDP’s agent to take pictures
- Free access to the property for the agent of BDP for viewings
- Person for contact in case of need/telephone number/
- Information for any changes in the property, every 14 days – luck or presence of changes in the status and the condition. This information will be given to BDP by e-mail.
Owners corresponded to the above mentioned conditions, BDP will concede:
1. Professional inspection of the property.
2. Professional consultation about the evaluation of the realty and the optimal price it could be sold at.
3. Professional photographing of the realty.
4. Publishing the offer of the property in BDP website.
5. Spreading the information about the offer of the property in all BDP offices in London, Moscow and all 9 offices in Bulgaria.
6. Spreading the information about the property at BDP’s counters during presentations.
7. Regular actualization of the information about the property/ due to the information given by the owner/.
8. Organizing and carrying out free viewings with potential buyers – all expenses of the transportation and organization of the trips will be taken by BDP.
9. Forming the documentation for the preliminary contract.
10. Preparing the documentation needed for completing the sale.
11. Cleaning of the property and making it attractive for potential buyers – for 25 euros per cleaning.
The owners will have to pay 200 EUR/one-off fee/ for the “Resale” package upon signing the mediation contract.
